The Fayson Lakes Improvement Fund

The Board of Trustees is pleased to announce that we have voted in favor of initiating a Fayson Lakes Improvement Fund (FLIF). It is an opportunity for Fayson Lakes members, who have the desire and means, to contribute more to help accelerate the delivery of some much-needed improvements for our community. The types of improvements considered for the allocation of these funds may include upgrades to our facilities, such as our clubhouse, bathrooms, playgrounds, sports courts, picnic areas, and other commonly used amenities.

Our determination to launch this improvement fund was motivated by the reality of increasing costs, including during the past several years of the pandemic. When compared with other lake associations that offer similar amenities, the dues that we pay at Fayson Lakes are relatively low given the many services that are provided.

One of our main concerns is the underpayment of lifeguards. While we have consistently remained in compliance with seasonal pay requirements, our beach staff pay has lagged well below NJ State minimum wage for many years. Minimum wages are also scheduled to increase annually through the year 2026, nearly doubling the rate that was paid in 2019, when this NJ minimum wage law was passed.

While there are many benefits to working at Fayson Lakes, we need to ensure that we are adequately compensating lifeguards who are responsible for saving lives, and pay them a fair wage. We have had staffing shortages over the past few years, and we believe this is directly related to young adults taking summer jobs where they can make considerably more an hour. Currently, beach staff pay composes over 30% of our expenses, so any change to the pay rate will significantly affect our budget.

The primary goal of the FLIF is to improve our ability to fund improvement projects while we allocate our membership dues towards addressing budgetary concerns such as the above. While we expect that future dues increases and other restructuring will be required, the intent of this improvement fund is to minimize these to the greatest extent possible.

You may be wondering, how will we determine which projects to fund? We are sending an email blast to our community in which you will have the ability to rank the projects that you would most like to see accomplished! Projects that receive the most popular support will be identified for the allocation of donations.

The intent of this improvement fund is to let our community members rank the projects that they would like to see done, raise the necessary funds, complete the work, and move onto the next project on the list, with the goal of making noticeable improvements over time that benefit both our general membership and the children of our community.

The Fayson Lakes Board of Trustees will be including an additional page in your 2022 Membership Dues Statement packet, in which we will offer you the opportunity to make a voluntary monetary donation to our community. The projects that were ranked in the survey will appear on this page, so you will have an opportunity to indicate where your funds will go. These funds will be deposited into the new Fayson Lakes Improvement Fund and will only go towards projects that the community has ranked and in which an interest has been expressed.

We look forward to receiving your feedback on this exciting new initiative, and the opportunity to deliver many new improvements over the next few years!
